One of the most important (and overlooked!) system in condo units is the HVAC (heating, ventilation and Cooling) system.

The first question is who owns and is responsible for maintaining the HVAC system?    Sometimes it’s the condo corporation and sometimes it belongs to the unit owner.   Either way it needs to be maintained, and it is in the unit owner’s interest to make sure that gets done.

Firstly, the most basic thing is to change the air filter every 3 – 6 months.    If the filter comes out very dirty, then change it more often.

Secondly, regular maintenance by an HVAC technician is important.   If you don’t know when it was last serviced, have it checked!     This will involve cleaning and some testing.

One very important function in HVAC systems is the condensate drainage.    This is water dripping out from the air conditioner, and sometimes the heating section, depending on what type of unit you have.    If the drain pan or tubing becomes clogged with rust or dirt, it can overflow under the cabinet and into the floor and/or wall.   This is a source of leaks for many buildings, and may be occurring without the resident being aware until it has gone on for a long time.      This can ruin floors and other finishes, and worse, cause mold to develop.

This is one good reason not to neglect the HVAC maintenance, and also be vigilant for any leaks.

In a #condoinspection we determine the make and model of the HVAC equipment, and help the owner understand how it works.    From the unit’s spec, you can look up the manufacturer manual to get the maintenance information as well.

In a high rise or stacked condo, the HVAC equipment is often much different than a single family home and different types of technicians may be needed.
